What membership is

A rate card and a place in line.

It's a flat annual fee based on how many doors you manage. Nothing to burn through, nothing you have to use, no monthly anything. You pay once, and from then on every rental is at member rates with delivery, setup and pickup included.

Member rates run $10 to $20 a day below what we charge a walk-up, and the $89 delivery fee comes off entirely. On a week-long rental that's a couple hundred dollars, every time. We can do it because of routing. One house with one bad summer is a single stop across town; a management company is eight stops we can plan around, and that difference is what we hand back.

Door counts are self-reported and we don't audit them. If your portfolio grows mid-year, tell us and we'll prorate the difference rather than backdating anything. Annual, cancel any time, and we refund the unused months if you sell the book.

You're not in the queue

June through September we're dispatching all day. Members go out ahead of walk-ups, and Valley members go out same day, guaranteed.

Units are held for you

Portfolio holds two in reserve, Valley holds five. When the fleet is thin that reserve is the difference between a unit today and a unit Thursday.

Billing an owner can read

One line per property: address, dates, unit, rate. It drops into an owner statement or a tenant ledger as is. Net-30, one statement a month.

Nothing to chase

No deposit, no card on file, no paperwork per rental. You send an address, we deliver, it turns up on the statement.

Why this matters in Arizona

Cooling isn't a comfort item here.

Under A.R.S. § 33-1364, air conditioning and cooling are essential services. After reasonable written notice from a tenant, a landlord who fails to supply cooling exposes the owner to real remedies: the tenant can find reasonable substitute housing and stop paying rent for the period, recover excess housing costs up to 25% of the periodic rent where the failure was negligent, or up to the full periodic rent where it was deliberate. A tenant can also pay for reasonable cooling themselves and deduct it from rent.

None of that is cause to panic, and none of it is legal advice. It's a reason to have a number saved that puts a working unit in the house the same afternoon.

Membership questions

Before you sign up.

Is there a deposit?

Not for members. Everyone else leaves a card on file. We authorize it and never charge it unless a unit comes back damaged or doesn't come back at all.

Who pays, the owner or the tenant?

That's your call and we stay out of it. What we do is invoice cleanly: one line per property with the address, dates, unit and rate, so it goes straight into an owner statement or a tenant ledger without anyone rewriting it. Portfolio and Valley members get everything on one monthly net-30 statement.

Can I sign up for membership in the middle of an emergency?

Yes, and people do. Sign up while we're on the way and the member rate and free delivery apply to that rental. For most portfolios the first rental covers the membership outright.

What if I need to cancel?

Cancel before the truck is loaded and there's no charge. After that, members are billed nothing and everyone else is billed the delivery fee only.

Set it up before you need it.

The application takes about five minutes and we turn it around the same day. If you're mid-outage right now, sign up while we're on the way and the member rate applies to that rental.
